Introduction
The property is a bungalow within 300 metres of the Village Centre along level footpaths. We try to provide pretty much everything you are likely to need whilst staying with us but there is always room for improvement. If you have a specific question then please do get in touch with us.
Pre-Arrival
- There is a bus stop within 100 metres of the property along level footpaths. There is a regular bus service to Lincoln.
- The railway station is 4 miles away in Lincoln. Taxis are usually available at the station.
- We have a web site with photographs of the inside of the property.
- This Statement can be provided in larger print if required.
- Regrettably we are unable to accommodate animals.
- The property is centrally heated throughout.
Arrival & Parking
- Please let us know your expected arrival time so that we can be here to welcome you. We would appreciate notification if it changes.
- You can park on the tarmac drive immediately adjacent to the main door and there is also a garage for your use.
- The area is lit at night by P.I.R controlled lighting.
Main Entrance
- There is a 14 cm high step up into the external porch area which has a grab rail for assistance.
- The entrance has a low threshold at the door.
Sitting Room
- The room has a standard three-piece suite, a dresser with radio/CD player, a low coffee table & a remote control teletext television with a DVD player
- The floorcovering is carpet.
- There is a coal effect gas fire.
Kitchen
- The floorcovering is vinyl. There are ample cupboards at low level & eye level.
- The cooker is electric. There is an under counter fridge, freezer, washer/dryer & a dishwasher.
- The room is lit by recessed spotlights.
- There is a 28cm step from the back door threshold down to the garden path.
Dining Room
- The floorcovering is carpet.
- There is a round dining table on four legs and four upholstered dining chairs.
- The French Doors lead to the conservatory.

Conservatory
- Overlooking the garden facing south.
- It has a standard three-piece suite and the floor is carpeted.
- There is a 25 cm step from the door threshold down to the garden.
Double Bedroom
- It has a 4' 6" double bed accessible from both sides, a wardrobe, dressing table and bedside cabinets with lights.
- The duvet & pillows are synthetic. The bed linen is polycotton.
- The floorcovering is carpet.
Single Bedroom
- It has a standard single bed accessible from one side, a built in wardrobe and a built in bedside cabinet with drawers and a light.
- The floorcovering is carpet.
Bathroom
- There is a standard three piece suite, a thermostatic shower over the bath and a glazed shower screen.
- There is an airing cupboard.
- The floorcovering is carpet.
Outside
- At the front there is a paved area and drive leading to the integral garage.
- At the rear is a completely private paved area facing south with wooden garden furniture and a parasol.
Additional Information
- The cottage has a smoke alarm.
- There is a Fire Statement in the Information Folder.
- Mobile Phone reception is usually fine on all networks.
- Please do not smoke in the cottage.
