Introduction
We try to provide for the needs of all the guests who choose to stay Bed & Breakfast with us. If you have a question which is not answered in this statement please do contact us and we will try to help.
Pre-Arrival
- There is a bus stop within 100 metres of the property along level footpaths. There is a regular bus service to Lincoln.
- The railway station is 4 miles away in Lincoln. Taxis are usually available at the station.
- We have a web site with photographs of the inside of the property.
- This Statement can be provided in larger print if required.
- Regrettably we are unable to accommodate animals (except working dogs) as we have a small dog ourselves.
- The property is centrally heated throughout.
Arrival & Parking
- Please let us know your expected arrival time so that we can be here to welcome you. We would appreciate notification if it changes.
- Parking is off Deepdale Lane behind closed gates on our paved drive adjacent to the main entrance door.
- The area is lit at night by a P.I.R. controlled floodlight.
- We are happy to help with your luggage.
Main Entrance
- The entrance is at the rear of the house. There is a low threshold at the door.
- The hall has a tiled floor.
Downstairs Rooms
- The floor levels do not change on the ground floor
- We have a Guest Lounge which you are welcome to use at any time.
- The lounge is carpeted and has a three piece suite, a Bose music system and a gas fire for additional heating if required.
- Breakfast is usually served in the Conservatory.
- The Conservatory has a tiled floor.
- Guests sit at an oblong table on upright chairs and are served at the table.
- Low energy lighting is left on overnight as appropriate.

Bedrooms
- The bedrooms are upstairs. The staircase is wide with carpet on it and has a handrail on the left hand side.
- The steps are 16 cm high and 27 cm deep. There are 10 steps, then a left hand quarter landing followed by 4 steps and another left hand quarter landing and a further 3 steps.
Double Bedroom – En suite shower & toilet
- The bedroom is off the main landing.
- It has a 4' 6" double bed accessible from both sides, a wardrobe, dressing table, easy chair & bedside cabinets with lights.
- Refreshment tray, remote control colour television, clock radio, hairdryer & reading lamp.
- Carpet floorcovering in the bedroom & shower room.
- The duvet & pillows are synthetic. The bed linen is polycotton. Bath robes are provided.
- The shower room has a corner shower cubicle, a corner washbasin and a toilet. The shower is electric. The shower tray has a step up into it which is 27 cm high.
Twin Room – Private bath, shower & toilet
- The bedroom & bathroom are off a landing at the end of a short corridor with two steps 13 cm high and 32 cm deep down to it. They are completely private and the doors are not visible from the main landing.
- The bedroom has twin beds accessible from both sides, a wardrobe, dressing table, easy chair & bedside cabinet with light.
- Refreshment tray, remote control colour television, clock radio, hairdryer and reading lamp.
- The duvet & pillows are synthetic. The bed linen is polycotton. Bathrobes are provided.
- The bathroom has a standard three piece suite with a thermostatic shower over the bath and a glazed shower screen.
Additional Information
- The property is fitted with smoke alarms in strategic locations.
- Guests can smoke outside in the garden – but not in the house or summerhouse. Please ask for an ashtray.
- Please feel free to wander around the garden. Guests can use the summer house.
- A Fire Statement is included in the Information Folder in your room.
- Mobile Phone reception on Orange can be difficult. Other networks are usually fine.
- Please bear in mind that we are offering Bed & Breakfast accommodation in our home. We do not pretend to be a hotel and as such we may not be on the premises all the time during your stay.
